Rooms for Rent Sydney Thank you for your inquiry for our rental.
Please note this is NOT an appartment, but instead it is a large bedroom, with large 5 drawers cupboard to store your belongings, a large HD TV, a surround system, 2 bedside tables with two lamps, a table/chair, outside the room there is a WC, shower, laundry area with a clothes washing machine and a clothes dryer as well. The outdoors kitchen is fully functional and has as well a large 4 burners BBQ. Outside in the courtyard at night there are our tree lights creating a nice relaxing atmosphere and for those cooler nights in summer we have a gas heater as well, where guests and owners can seat around on some of our reclining chairs and enjoy a nice drink while chatting.
Breakfast is included in all rooms rate ( tea/coffee, toasts, jams).You are welcome to cook anything at anytime - kitchen usage included in daily rate.
All utilities included, free wireless unlimited internet** connection available.
FOR SAFETY & SECURITY: CCTV security system recording all external activities for security and insurance purpose - 12 cameras.

large backyard with toys for toddlers to play. small swimming pool available for kids and a larger one for adults available(fee apply- notice of 2 days required).
Kids under 4 sleep free if sleeping in parents bed otherwise cot available and child up to 8 at 1/2 adult rate.
If you don't feel like cooking, talk to us we may sort out something (not at the last minute please).
If you wish to explore Australia based at our place we may be able to organise a vehicle(s) and driver(s) for your outings...at the beach, the mountains, fishing (licence and gear provided,at least 4 days notice needed)), fossicking (looking for gold, diamond,saphires etc...using various equipment from pan to metal detectors - all provided)-etc... whatever you have in mind we will assist you.
We can organise travel passes allowing you to visit Sydney as much as you wish using trains, buses, light rails services & ferries for less than A$65/week.
For those of you who enjoy naturism, our place is naturist friendly and clothes are optionals for our guests: our backyard is secluded enough and yet with the perfect amount of sun and shade to enjoy some resting and no tan lines sunbathing.we have an inflatable pool for up to 5 adults if needed. We can also organise transportation to local clubs and clothes optional beaches if needed.
Access to the property is via a side gate (a set of keys for all doors provided on arrival).
You access your room via the backyard , the WC, shower,laundry and open kitchen are situated just outside your room. The whole backyard is a shared area for you and the other people living there , you are welcome to relax there, under the tree lights, chat with others etc , and as a rule the last one going to bed turns off all the lights and turn off all gas bottles if gas heater/stove/bbq were used - see description.
Interaction with guests:
There is an electronic bell available to get the owners attention 24/7.
Vince, the owner stay at home and will be happy to help you with any info needed or he could organise a driver and car for your trips around with few days notice, to the beach, the mountains, attraction parks, camping in the outback, fossicking (looking for gold/gems using detector or pans etc...)
We are located opposite a reserve and near several parks and recreation areas(excellent) for kids. This also allow plenty of wild life to visit our backyard/trees.
This is a very quiet area, friendly neighbours, and pretty safe, just a stroll away from Glen Alpine which is Campbelltown upmarket area, and only 10/20 minutes walk from the mega shopping centre - You will find anything and everything you want there as well as plenty of entertainment , shopping till you drop, plenty of eateries too.
The nearest bus stop is located on Copperfield drive just before the corner street with Cleaver place and as buses 887 & 888 servicing it. from there you cross the street down to Barnaby place and walk straight down , cross the small reserve and you will reach Boythorn avenue, just walk hundreds meters or so upward the hill and you will see our house on XX Boythorn avenue.
To go back to the Campbelltown train/bus station or to go to Macarthur square by bus you just go back to copperfield drive and wait for the bus on the right of the corner with barnaby place.
From Macarthur square and Campbelltown station you will be able to go anywhere you want.
Otherwise you can call a taxi to take you to Campbelltown station for A$20/25 for 1 person. local taxi number we use:

HOUSE RULES: Please do not book if you or any of your guests do not agree with all or part of the house rules!
Our house rules are as follow and will need to be accepted fully as part of the booking by ALL PERSONS BEING PART OF THE BOOKING!
Remember we are NOT an hotel or B&B, we are people like you opening their home to travelers.
To ensure a pleasant stay for all people living there we have a policy of no visitors at any time on the property. This ensure the privacy, safety & security of all as well as a requirement for insurance purpose.
While most of the house rules are common sense, experience dictate we have to write everything down as people from different countries have different way of seeing and doing things:
- Leave the area the way you found it, nice and tidy. Report any damages asap, our emergency contact numbers are listed on the board in the laundry area, as well as on your emergency exit plan and on First aid book behind the bedroom's door.
A copy/photo of either Australian driver license or passport will be made for each adult guests and children on arrival ( legal requirement).
- Internet* log in will be given on arrival once VPN USE IS PROVEN- please reffrain from sharing log in details online- No downloading of illegal material is allowed or if you do so please use a VPN at least ;-) Thank you
- When coming in or going out just keep a look for the dogs as they sometimes want to exit the premises, which of course is not allowed.
Parties and functions are strictly forbidden. The price charged is for domestic use only and not commercial. Accordingly, this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Any deviation from this condition will result in immediate eviction from the property, loss of security deposit and/or additional charges.
Any damage, breakage, theft or loss will be the guests responsibility during their stay and will be charged accordingly. The person/s who’s names are on the booking form are responsible.
The owners take no responsibility for guests personal property and the safety of guests, the guests’ guests and pets.
The property is to be left in a state similar to that of it’s condition on arrival.
Disturbance to neighbours and livestock, including nuisance pets, is prohibited and may result in termination of stay and loss of security deposit.
Variations to these conditions can be made through prior arrangements with the owner in writing.
Keys and remotes are your responsibility during your stay.
Number of guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing/email. Fees will apply for excess guests not agreed with the owners in advance. Any misrepresentation regarding guests or intention of your stay may result in eviction and loss of monies paid. No visitors allowed at any time.
Pets are not allowed under any circumstances.
Smoking is NOT permitted inside or outside the room/ the house at any time.
Parking of cars must be in accordance with Council regulations.
Caution must be taken on outdoor tiles as all tiles may be slippery when wet. Caution also under the veranda and at the "large bedroom" entrance as the wood ramp has a low clearance - the same applies with the kitchen and laundry area where there is a low height clearance - watch your head- The floor in those are is vynil which is extremely slippery when wet and every precaution should be taken if you are walking in those areas and they are indeed wet. The floor is also uneven in those areas and you need to watch your steps. Please take extra caution on wet weather.
All children should be under the direct supervision of a supervising adult at all time. Like any other house there are hazards around a house. There is no climbing on retaining walls or on trees, or roofs, no hanging from the veranda, no seating/standing on the various equipment. No access in "owners only " areas, except with the presence of the owner and his/her invitation to do so.
No picking/collecting of the flowers from the garden & display areas- fines may apply at the discretion of the owners.
On departure the property should be vacated on time and secured. All food must be removed from fridges, all rubbish put in the appropriate bin, crockery and cutlery washed and packed away. All furniture and furnishings must be left in the position they were in when you arrived. The Property must be left in a clean and tidy condition.
Standard exit cleaning and rubbish removal is included in your tariff however there is an additional charge of $50 if the BBQ is not left in a clean state on your departure.
Damage, breakages, theft/loss and security is the tenants’ responsibility during their stay. You must lock all doors and windows when you leave the property and it must be secured at night. You must notify us immediately of any damages, breakages or theft. Management may deduct from your security deposit the amount required to repair or replace any items (at Management’s discretion). The Owners/Management takes no responsibility for the tenant’s personal property during your stay.
Responsible behaviour is expected by all guests and visitors to the property including compliance with our Disturbance and Antisocial Behaviour Terms and Conditions. Drugs or illegal activities are strictly prohibited on the premises and alcohol should be consumed in a responsible manner.
Maintenance issues need to be advised to Management at the earliest opportunity during business hours so Management can rectify the situation quickly and efficiently. You must allow repair/service technicians access to the property during reasonable hours. Failure to follow this procedure may hinder the ability of Management to rectify the issue. Emergency Only issues can be advised out of business hours.
The Owner/Management reserves the right to terminate the rental at any time if any of the above conditions are not adhered to.
Vomit: For the room or in our outdoors areas it incur a charge of $80 if we have to clean it (if you clean it and we still have to clean after you did charge still apply)- For a tent it incur a charge of $150 as the cleaning is more difficult.
Kitchen is for private use and not for outside catering.
Kids to be supervised by accompanying adult at all time.
Uneven floor and low head clearance in some areas around the house, watch your head , watch your steps. Kitchen floor area and access ramp to the room may be very slippery when wet-
**ALL internet users must provide proof of use of a VPN. If no VPN (Virtual private network) installed on your device (s),(if you are a group, everybody must have VPN installed on their device(s), you will not be given access to our wireless internet otherwise. This is a non negotiable rule.
The A$300 refundable security deposit* must be received via paypal at the time of placing the booking. The security deposit will be refunded within 7 days, subject to the conditions being met. It is designed to cover any additional costs incurred including but not limited to any breakage, damage, excess cleaning, extra guests beyond those declared etc.
*It also as a down payment that will be kept if the booking is cancelled within 30 days of arrival as the host may not be able to replace the lost booking and may incur a loss.
